So you have been thinking of buying a new home in Spain, but how do you go about it? The only realistic way is an inspection trip. Why? Because to try to view them on your own is all but impossible, remember new building sites are not on any maps, and if you managed to find one, you then have to negotiate with a Spanish builder! A daunting enough task in England, imagine trying to do it in a foreign language. We deal with nearly all the major builders (over 85%), so you get to view everything that is available in your price range. You tell us what you want and we find it for you. We arrange your flights, hotel, collect you from the airport and take you by car (not with a coach load of strangers) to see just the type of home you are looking for, in your price range. Our Inspection Trip
Our inspection trip package is based on the individual. Every individual has his or her own criteria to fulfil when buying a new property. Whether this is the best location for a property in terms of rental/investment potential, relocation to Spain long-term, or simply a holiday home for friends and family.
To ensure that each individual's criteria are taken into account, each inspection trip is tailor made. Information is gathered prior to travel with our property experts in the UK. The idea being that by the time you land in Spain your designated consultant will have a plan as to which properties and locations to cover during your trip. All clients will be provided with a consultant on a one to one basis for the duration of your stay.
Although the main emphasis of the trip will be to show you as many relevant properties as possible, we will also endeavour to show you as much about the general area and amenities as we can. It is often important when purchasing a new home to be made aware of what is immediately around it, whether this is just in terms of local amenities, points of interest, or simply what the atmosphere is like at different times of the day.
Conditions for travel
Although there is no pressure to purchase any property while on an inspection trip, we do ask that all applicants are at least interested in buying one, and take some form of deposit necessary to secure a property should you see one that you like.
In the Costa del Sol the lawyer collects and holds reservation deposits (to protect the client) and they all take major Credit Cards. So the standard form of deposit for property purchase in this region is a Credit Card with a limit that will cover between 3000€ and 9000€ (standard amount dependant on overall price of purchase).
Planning your trip
Inspection trips run for an average of 4 days and 3 nights. Times and dates are flexible but please bear in mind that constructors offices are closed on Sundays, so if you are planning you trip at the weekend you may have to allow an extra day.
Spanish Mortgages are available to all clients while on an inspection trip. All paperwork/applications can be actioned while on your trip. Please note most Spanish mortgage lenders limit borrowing to 65% of the total value of the property, meaning that to qualify for one you will in most cases have to have 35% cash to put down.
If you need to borrow in excess of 65% then most UK mortgage lenders will offer some sort of package for purchasing foreign property. The same kinds of restrictions are not usually imposed in the UK.
All legal and financial issues involved in buying a property in Spain can be actioned while on your inspection trip. We can make all the right introductions to service providers such as solicitors and notaries at short notice. Costs in total are normally in the region of 3% of the total value of the property you are buying.
